TIOGA SOUTH ANNEX APPROVED!
Exciting News from the Town of Tioga developer Luis Diaz & the Tioga Realty Team

In September of 1994, Luis Diaz received the news that allowed him to write the first chapter in what has become a decades-long labor of love — approval to develop Town of Tioga - the thoughtfully designed, community-driven neighborhood we are all blessed to call home.
With Part I complete, and Tioga Village approved, Luis and his team have been tirelessly working to bring Part 2 to life. After three years of planning and proposals, in August 2024, they received the exciting news that Alachua County had approved their plan for Tioga South Annex and Tioga Gardens!
Our community’s next and final phase offers value to longtime and future residents. Upon completion, the pedestrian paths and walkways will connect common areas and lead to a 35-acre conservation park that will lovingly carry the name of Luis’s parents, Miguel and Maria Diaz. Maintaining the fabric of the neighborhood that has kept Town of Tioga so unique, up to 500 single-family homes will be added in a mix of styles and sizes with a 21.1% Tree Canopy Preservation. Luis shared, “Designing around heritage trees, preserving unique areas to give back to the land, connectivity through sidewalks and pathways, common areas, and green spaces were all priorities when planning this next development phase.” An activity center will provide an additional location for recreation and fun, while Tioga Gardens will offer a retail garden center and other commercial spaces.
According to Tioga Realty broker Amber Beckham, “This next chapter in Tioga development was part of the original concept plan, along with Tioga Village, which will be located on SW 8th Avenue.” The development team is working closely with Alachua County Public Works to address any impact the South Tioga Annex will have on the surrounding roadways. A comprehensive traffic study was prepared, and plans are in place. The Tioga South Annex project will construct improvements along SW 8th Ave., SW 143rd Street, and SW 136th Street to offset the proposed impacts, including new turn lanes and roundabouts.
