Meet Nature Trail's New Property Manager!

Tammy Copley has been helping neighborhoods improve for decades, and she is excited to bring her talents and experience to Nature Trail.

­­As of January, Nature Trail got a new Community Association Manager, who will replace Homespot. We want to introduce you to Tammy Copley, managing member of Homeland Neighborhood Management, who has a passion for making communities better. Tammy comes to Pensacola from central Florida. She has lived in Florida for thirty-one years and has loved discovering the Panhandle. She especially loves the people she has met. “I have met so many amazing, genuine people here, involved in so many different causes. There are a lot of good people here!”

Tammy is a mother of three girls and has a six-year-old granddaughter. “She’s my heart,” Tammy shares. She is also a breast cancer survivor who was featured in Pensacola’s Bella Magazine in October. She is excited to have been asked to be the speaker at the Pensacola Breast Cancer Annual Dinner in 2024.  She has not wasted any time getting involved in the Pensacola Chamber of Commerce and many other groups since arriving in the area.

Tammy may be new to Nature Trail, but she is not new to this industry. “I’ve been an accountant for over 30 years, and a Florida Licensed Community manager for 12 years. I also teach courses helping boards to understand the financial side of running an HOA. I teach a lot of boards. I’m also a big proponent of technology, and I utilize the best technology in the industry.”
This is one area that Tammy expects homeowners to really notice a difference. “The website portal is where you can set up auto-pay, and it has the community calendar, a place to submit forms, and the option of online voting.  The online voting is already open—you can visit the site and vote for your new board members.”  She also was able to use this technology to send out videos of all the board candidates so everyone could hear their speeches, even if they were unable to attend the December board meeting.  

This technology can also be used to build community. Tammy is particularly enthusiastic about the Community Calendar feature. “The community calendar will be a great asset since community members will be able to submit events to add to the calendar.”

All these assets help Tammy to accomplish her main goal: to build and improve our neighborhood. Her advice to our readers is to find ways to be involved. “It is a great thing to be involved in your community,” she noted. And she does not leave it all up to the board members. “You can contact me and I can help you connect with whatever committee you need to be involved in. That doesn’t mean you’ll be up front necessarily—it might be behind the scenes. There is a lot of fun stuff that you can be a part of to make the neighborhood better.” If she can help you or answer any questions, you can easily reach out through the contact form on the website.

Tammy loves working with HOAs and helping them to interact more effectively with the neighborhood. “The misunderstanding about HOAs is that they want to control you,” she observed.  “But keeping the rules keeps your property value high. Your property value is higher because you have the HOA that is paying for security and providing the Lodge and doing these events—that increases your property value like nowhere else you would live.” She also mentioned that the rates paid by homeowners in Nature Trail are comparable to other communities. “Other neighborhoods are paying the same homeowner’s fees, getting a lot fewer amenities,” she notes.

The money is also wisely spent. “One of the largest expenditures is security. But if Nature Trail didn’t have that security, it wouldn’t be the same neighborhood.”

No matter what she is doing, Tammy will bring her very best. She always goes above and beyond because she cares about what she does. This is true of her role as Nature Trail’s property manager, too. “I am going to be there on site Wednesdays and Fridays from 10 to 4 for at least the first few months to help people use the new program, set up assessments, and answer any questions about the HOA or about having us as new management.,” Tammy told us. This kind of attention to detail is unique among property managers. The fact that she will be available on site every week to help answer questions is particularly unusual. “There is no one else that does that!” We welcome Tammy, knowing that her care for our community will improve the quality of life for everyone.
