The Firm Exclusive Advantage
A few months ago, I wrote an article about the utilization of the Firm Exclusive listing method. For those of you who may not have read it or remember, the general theme was how you can have your house marketed by a professional (me) and hopefully get it sold without having to go public across the MLS, Zillow, etc. We treat the listing the same but do not go public. We utilize networks and fellow professionals within the industry to showcase your home. Those clients who have opted for this method in the past enjoy the privacy it affords them and the ability to avoid the inevitable looky-loos!

A Neighborhood Success Story
I’m pleased to announce we have a successful case study within the neighborhood! A family reached out to me after reading it and asked that I help them sell their home “secretly.” After interviewing me and sharing their goals, we set to work getting them ready for viewings. We visited with my team’s Listing Manager, who helped stage the home using their existing furniture. The seller did a fantastic job preparing for photos. We had our media team out to shoot video, pictures, and drone photography. Once we had all our marketing materials in hand, we hit the phones and social media groups, marketing directly to our colleagues.

The Process in Action
We showed the house four times (all parties were qualified and serious buyers) over a two-month period, and at the time of contracting, there were two groups interested. The new owners were guided by their excellent realtor, who helped them make a swift decision, and terms were agreed upon by all. The buyers were able to conduct inspections, request repairs for the seller to handle, and for all intents and purposes, this was a standard real estate transaction. Except, there was one huge difference: the general public at large knew nothing about the home's availability.
