Karen grew up in Kettering, Ohio, before moving to Louisville at age 13, where most of her extended family lives. Jeff moved to Louisville from Indiana at 18 years old. They are proud parents to their three sons, Jack, Will, and Sam. Sam now plays an integral role in the business, bringing a fresh perspective shaped by his background in construction and marketing. Their home is often filled with energy thanks to their three dogs: Henry and George, their white labs, and Marvin, their English bulldog, all of whom have become familiar and well-loved faces on their social media pages. Outside of real estate, family remains at the center of everything they do. Over the past 28+ years, Karen and Jeff have built their lives and their businesses here, creating strong connections throughout the community they proudly call home.

Jeff began his career after earning a business degree from the University of Louisville, starting in mortgage banking before moving into new construction sales and project management with a premier custom homebuilder. His experience spans new construction, appraisals, remodeling, and commercial real estate. Today, as Principal Broker of Local Realty, he helps guide clients through the process with expertise in negotiations, contracts, and market strategy.

Karen’s path is rooted in her passion for design and presentation. As a certified Expert Psychological Stager and the founder of Simply Home Staging, she focuses on preparing each home for the market. She works closely with clients to declutter, recommend updates, and oversee every detail of staging, photography, and video. She also holds a Senior Real Estate Specialist designation, allowing the team to better support seniors and their families through important life transitions.

Sam adds another valuable dimension with his experience as an estimator and project manager with Miranda Construction. His hands-on background in construction, combined with strong marketing skills, allows him to help clients see both the potential in a home and the practical details that matter when buying or selling.

In 2021, the family brought their strengths together to launch Local Realty. When Jeff decided to pursue his broker’s license, they saw an opportunity to create something more personal and client-focused. Their vision was to build a boutique real estate experience centered around preparation, presentation, and genuine care for each client.

From the start, they have taken a more hands-on approach than most.

Preparation is a key part of their process. Every listing is carefully evaluated and thoughtfully prepared before it goes on the market. Through Simply Home Staging, they offer complimentary staging on every listing, including furniture, art, and accessories when needed. This level of attention consistently helps homes stand out, sell faster, and achieve top dollar.

Presentation is equally important. From staging and design to photography and video, every detail is managed with intention to ensure each home makes a strong first impression, especially online, where most buyers begin their search.

Their services extend even further through Senior Home Path, where they provide specialized support for seniors and their families. Whether it is downsizing or navigating a major transition, they approach each situation with patience, care, and access to a trusted network of professionals.

In addition to Local Realty and Simply Home Staging, the family also owns and operates Louisville Vacation Home and Gapen Construction and Remodeling. Together, these businesses allow them to offer a truly comprehensive, hands-on approach, whether a client is buying, selling, preparing, or improving a home.
