Spring-Ready Home Systems: 7 Smart Checks Before the Heat Turns Up

March on the Emerald Coast is the calm before the thermostat storm. A few small tune-ups now can help your HVAC, plumbing, and electrical systems run smoother, last longer, and avoid the kind of surprise breakdown that always seems to happen on the hottest weekend of the year.
1) Swap that HVAC filter (yes, again).
A clogged filter makes your system work harder, pushes up energy costs, and can even contribute to uneven cooling. In coastal air, checking it monthly is a good habit.
2) Clear your outdoor unit’s breathing room.
Leaves, sand, and shrubs can block airflow. Give your condenser at least two feet of space on all sides so it can release heat efficiently.
3) Test your thermostat strategy.
If you have a programmable or smart thermostat, start using schedules now, before summer arrives. Even small adjustments, like nudging the temperature a couple degrees while you’re out, can add up over a long cooling season.
4) Hunt silent plumbing leaks.
Check under sinks, around toilets, and near outdoor spigots. A slow drip today can become a warped cabinet or mildew issue tomorrow. Listen for running toilets and watch for unexplained jumps in your water bill.
5) Flush your water heater.
Sediment can build up and reduce efficiency. A seasonal flush helps maintain consistent hot water and may extend the life of the tank.
6) Press the GFCI buttons.
Bathrooms, kitchens, garages, laundry rooms, and exterior outlets should trip and reset properly. If they don’t, or if outlets feel warm, it’s time for a professional inspection.
7) Know when to call for help.
Weak airflow, unusual HVAC noises, frequent breaker trips, slow drains, or water stains are early warning signs. Addressing them now is typically easier and less expensive than waiting until peak season.
